April Board Report

Meeting of the Board of Directors April 22, 2016

Finance Committee: The February and March financial reports indicate the Corporation remains within budget and income, and membership numbers remain stable.

Off MLS Task Force: The task force recommended the Board continue to recognize the need for a “Coming Soon” feature within the existing MLS system. Staff was directed to continue searching for a viable solution—either through Rapattoni or a third-party product.

Innovation Task Force: The task force considered and recommended the following products be considered by the Board for adoption:

 New Mobile MLS App: The Board considered and approved HomeSpotter’s core product as a new mobile MLS app for BAREIS members. The product is intuitive and contains an excellent communication platform that allows agents and clients to chat and text. This product will be free to members and their clients.

 New Public Search Site for BAREIS MLS®: The Board considered and approved a new BAREIS MLS® public search site. It would be developed on the same platform currently used for SFAR’s public search site and could be integrated with SFAR’s public listing data. The Board was impressed with the look and intuitive design of this site and was in agreement that having BAREIS MLS® listing data and SFAR’s MLS listing data combined on one public search site would be advantageous to both consumers and members.

 Listing Analytic Product: The Board considered and approved adoption of the ListTrac product to provide listing analytics to agents and sellers. This product will be available at no charge to members

MLS Committee: The Board of Directors approved the following revisions to the MLS Database:

 Remove the choice “Unknown” from the required field “Senior.”

 Create an additional Open House report that will remove “area” and will include “beds”, “baths”, “lot size”, “approximate sq ft”, as well as a map link on the client report and a “view details link” (rather than the MLS# being the link).

 Rules committee to review allowing unbranded URL’s in marketing remarks field and research the requirement for BRE license number to be prevalent on an unbranded property website.

 Add a phone type label for “cell/text phone” and require all members to update phone information in the MLS.

Rules Committee: The Board of Directors approved the following recommendations from the Rules Committee:

 Revise the Temp Off-Market policy so the DOM/CDOM will not accumulate while a listing is in Temp Off-Market status, but will begin counting again when the listing returns to Active status.

 Revise Regulation 10.4 and 15.5 to require a participant or subscriber to be “physically” present when providing access to a property.

 MLS Committee to review status definitions.

It was pointed out that only four fines were issued in the first quarter of 2016 for listing errors or violations of MLS rules.

Key/Lockbox Exchange: The key and lockbox exchange will begin May 15th. Specific time/date/location details will be available to members beginning Monday, April 25th.

RPR: The Associations will be offering RPR training for their members beginning the week of May 23, 2016.

California Association of REALTORS® Meetings: BAREIS MLS® staff will attend the California Association of REALTORS® meetings in Sacramento.

Rapattoni Updates: Scheduled auto-prospecting is expected to become available to BAREIS MLS® April 28th.

The Directors appointed Dave Fahrner of Terra Firma Global Partners to fill the Sonoma County Class A vacancy on the Board.
