The Corporation remains within budget and within income for the first eleven months of the year. Membership increased slightly to 7,631 members and 430 assistants. We do anticipate the loss of approximately 400 members when the lockbox reciprocation effort launches. There is a targeted date of January 9th to launch the lockbox reciprocal program.
The Nominating Committee reported that other than Seated Board Members, there have been no members requesting to be a candidate for the 2012 Board of Director’s election. The slate of candidates approved by the Nominating Committee was accepted by the Directors.
The Rules Committee reviewed four appeals and considered members’ requests to allow agent-to-agent “kudos” in the Sales Comments field. Currently, only remarks relating to the transaction are allowed and remarks between agents are prohibited in this field. The Committee was in agreement that comments between agents should not be allowed and referred the issue to the MLS Committee.
Directors discussed the new auto-fine process that became effective 10/10/11. Directors were reminded that brokers are copied on warnings and citations issued to agents in their companies and can be referred to the Grievance Committee by the Board after a subscriber under the supervision of that broker receives a certain number of warnings within a certain time period.
The MLS Committee recommended and the Board approved suppressing the selling comments on the Revise Listing Information screen; adding the field “Sale Conditions” to the Listing Summary section in listing detail & full detail display formats; and adding “Auction Documents,” “Offer Instructions” and “Sales Conditions Documents” to the attached documents list for all property types.
The Communications Committee reported that the speaking points are being emailed to “Spokespeople” to share with other members in the various meetings held throughout the region. A number of larger offices in Marin County appointed spokespeople to carry our message during company meetings. We will do the same in other counties in 2012.
Directors discussed the on-going issue of properties being sold outside the MLS through exclusions or while they have a “temporarily off-market” status, then being entered into the MLS as a comp. The Rules Committee is watching the fines issued for comparable listing violations and will determine whether the autofine process has an impact on reducing the number of listings being entered inappropriately.
The Rules Committee did not approve a request to permit links to online file sharing and storage systems such as Drop Box and Box.net to be placed in the Virtual Tour field. Members may currently provide an address to a file sharing/storage system in confidential remarks field
BAREIS is in the process of acquiring a software program to assist with tracking data manipulation and finable offenses. The program, known as Data Checker, will automate the internal audit of listing data.
The FannieMae Short Sale Assistance Desk (SSAD) software is being tested. The software should be released within the next two weeks.
CloudCMA will be released in two weeks. Members will be provided a 30-day introductory period and a promotional price to subscribe to the CloudCMA. This product provides members with another CMA product. While the product is integrated in the MLS system, members will need to subscribe to the product.
The lockbox exchange is scheduled for the week of January 9th.
