To Withdraw…or Not to Withdraw!
Now that the Holidays are here the question “What should I do with my listing through the Holiday Season? Withdraw the listing, move it to Temp Off Market, or make it No Show?” has been asked by several BAREIS Members. If your clients do not want to show their home for 3 business days or more you must change the status to Temp Off Market per Regulation 10.3 (see regulation below). During this time you will need to indicate in the confidential remarks that the property is not available for showing, whether or not you are currently accepting offers, and if you are not accepting offers when you will be.
When you re-activate your listing after the holidays, it will have the same MLS#, a status of Back on Market and DOM/CDOM will resume counting.
Placing your listing in Withdrawn Cancelled status means that you have a cancelled listing contract. If your listing contract is not cancelled you will send an Authorization to Exclude to BAREIS if the list date is 3 or more business days prior to the on market date. You can re-enter your listing after 10 days. You will have a new MLS#, a status of New, DOM will be zero, and CDOM will resume counting. (CDOM only zeros out after 90 days off market.)

10.3 Submitted Listings with “Do Not Show” Instructions: If a property is listed in the MLS Database with an active status containing information that instructs Cooperating Brokers not to show the property for more than three Business Days, the Listing Broker shall change the status of the property to “Temporarily Off Market” until the property is available to show. The Confidential Remarks must indicate if offers are being accepted during the “do not show” period, and, if not, when offers will be accepted.
